This course provides a basic understanding of real estate investing for the agent in creating a personal portfolio as well as working with residential real estate investor clients. Real estate agents will be able to understand why real estate is a powerful investment tool, and be able to compare it to other investment vehicles. They will also learn elements of value to the investor: long-term vs. short-term, appreciation, and tax depreciation. Students will learn basic analysis and comparison of possible real estate investments through operating expenses and projection. In addition, the course will cover taxation concepts of depreciation, capital gains, and capital improvements vs. expenses, and the basics of a 1031 tax-deferred exchange.

Unfortunately, some brokers and agents don’t always adhere to the Canons of Professional Ethics as outlined in Chapter 535 within the Rules of the Texas Real Estate Commission or the National Association of REALTORS® Code of Ethics and can end up in trouble. This course is designed to help the broker train their agents on how they can manage risk and encourage good business etiquette. Handling Multiple Offers & Multiple Buyers (Thu. 31 Oct, 2019 10:00 am - 12:00 pm)

Cost: $20 if registered by 10/17; add $5 after 10/17.  MUST REGISTER BY 10/30.

 

It’s important you take the right steps during negotiations. In this class, license holders will learn what the seller’s options are in responding to multiple offers, and what their options are in communicating the responses. The REALTOR® Code of Ethics will also be incorporated. The license holder will learn what forms are available to help guide them through the process. This course is designed to help you best represent your seller when there are multiple offers on the table.

This course will train the real estate license holder in specific strategies to best handle a multiple offer situation. They will learn their duties and responsibilities to their client, whether buyer or seller, and how to best advise them when considering multiple offers.

 **You must arrive prior to the class start time and stay in class while it is in session.  Those who fail to arrive on time or fail to attend will forfeit the class fee and will not receive CE credit.  Transferring of funds from one class to another is not allowed.

This is an interactive broadcast course, meaning participants in multiple locations will see, hear, and even speak with each other and the instructor.
