Agent Investor: Building Wealth with What You Know (Tue. 30 Jul, 2019 8:30 am - 5:00 pm)

This course provides a basic understanding of real estate investing for the agent in creating a personal portfolio as well as working with residential real estate investor clients. Real estate agents will be able to understand why real estate is a powerful investment tool, and be able to compare it to other investment vehicles. They will also learn elements of value to the investor: long-term vs. short-term, appreciation, and tax depreciation. Students will learn basic analysis and comparison of possible real estate investments through operating expenses and projection. In addition, the course will cover taxation concepts of depreciation, capital gains, and capital improvements vs. expenses, and the basics of a 1031 tax-deferred exchange.

1-4 Contract Boot Camp (Thu. 1 Aug, 2019 9:00 am - 3:00 pm)

CE hours: 5

Cost: $50 by 07/22/19; add $10 after 07/22/19. MUST REGISTER BY 07/30

The purpose of this course is to familiarize the real estate professional with the most commonly used sales contract in a residential real estate transaction. This class provides an in-depth analysis of various aspects of the TREC1-4 contract. It discusses the structure and nature of a residential contract along with agent responsibilities. The class teaches on basic liability theories arising from the TREC one to four contract. The class also teaches the real estate agent best practices when using the 1-4 contract as well as contract do’s and don’ts.This course will provide the license holder insight regarding the impact of contract mistakes on the transaction and the ability to effectively negotiate the deal; if the transaction needs to be restructured or voided and any possible legal ramifications impacting the parties to the transaction.
